I/We acknowledges that approval of this application is subject to underwriting review by Williams Business Properties, LLC. A personal guaranty may be required based upon business credit profile, time in business, financial strength, ownership structure, or other risk factors identified during review.
I /We acknowledges that additional information or documentation may be requested to complete the underwriting process.
If a personal guaranty is required and the guarantor is married, the guarantor’s spouse may also be required to execute the Personal Guaranty in accordance with North Carolina law.
Main Contact
A Main Contact is one additional person who is physically located at the office space to be able to act on behalf of Lessee and shall receive equal access to the Tenant Portal including making Rent payments, receiving communications/announcements, and ability to submit Maintenance Request(s), etc.
Authorized Users
Will you have any additional occupants other than yourself and a main contact? If so, please list all people that will become authorized users. Authorized users will receive a code to the building, and your office space. They will NOT have access to the Tenant Portal, or have authority in any lease decisions. Authorized Users are employees, or agents that need access into the leased premises. (The number of authorized users should correlate with the office spaces max occupancy).
Commercial Rental History
I/We acknowledge and agree(s) that this application does not constitute a contract, lease, or agreement for an office space.
By completing and submitting this application, Applicant(s) do hereby give full consent to Williams Business Properties, LLC and its agents or associates to have access to obtain information on its present and past history and any information relating to same on the Applicant, Business and/or its Principals.
The confidentiality of the information being furnished by Applicant will be preserved except where disclosure of this information is required by applicable law or for the purposes of evaluating this proposed transaction.
I/We the undersigned hereby authorize Williams Business Properties, LLC and/or any of its affiliates, partners, subsidiaries, employees or designees (hereinafter collectively referred to as “Williams Business Properties”), to make any credit inquiries and background checks that Williams Business Properties may deem necessary in connection with my/our lease application. This authorization also applies to inquiries regarding employment history, bank accounts, and follow-up credit inquiries/checks that Williams Business Properties may deem necessary now or in the future, in connection with the tenancy contemplated.
